Methodology & important information
Transparency about the evidence, interpretation and limitations of a SavvyMove report.
6 August 2026
Purpose and scope
This document explains how SavvyMove prepares property intelligence reports. Its purpose is to make the process understandable: what information is used, how it is interpreted, what constitutes SavvyMove analysis and what still needs independent checking.
Sample report and pricing
A property report is a paid product. Reports may be purchased individually or in a bundle covering more than one property. Current prices, inclusive of VAT:
Bundles can be used across properties chosen by the customer. Before purchase, SavvyMove provides a fixed fictional sample to illustrate likely format, structure and depth. It must not be relied upon for any real address.
How a report is assembled
A report may begin with a property selected by the customer and, where relevant, the customer’s own brief. SavvyMove gathers available property, market and location information through permitted sources, derives relevant comparisons or calculations, and uses AI-assisted analysis to organise and explain the evidence.
Data sources
Depending on availability and the report product, sources may include licensed property-data or API services; property listings; HM Land Registry or data derived from it; EPC and other government datasets; Office for National Statistics data; Valuation Office Agency data; mapping and location services; and other recognised UK property datasets.
Some providers aggregate information from several underlying sources. SavvyMove may identify an underlying dataset where accurate and useful, but will not imply a direct licence, partnership or endorsement when the relationship is through an intermediary.
Source transparency
Where practical, reports distinguish three types of information:
User-supplied brief
Where the customer supplies requirements—such as budget, location, commuting needs, schools, bedrooms, garden, parking or investment objectives—SavvyMove may assess the property against that brief. The resulting observations are specific to those stated priorities.
Derived calculations and comparisons
SavvyMove may calculate or compare figures such as price per square foot, price changes, days on market, comparable-sale ranges, asking-price differences, rental yields and distances. Derived figures depend on the quality, completeness and comparability of the inputs.
AI-assisted analysis
AI is used to help interpret natural-language briefs, structure information, identify relevant comparisons and generate clear explanations. AI does not independently inspect a property and can make errors; material factual propositions should therefore be anchored to available data and checked where important.
Market price assessments
An advertised guide or asking price is a figure reported from the property listing. Where PropertyData supplies an automated value estimate or range, it is labelled separately. SavvyMove may then provide contextual analysis comparing the advertised figure with the available evidence.
Neither an automated estimate nor SavvyMove analysis is a formal RICS valuation or a valuation for lending, taxation, probate, matrimonial proceedings or litigation.
Freshness, uncertainty and verification
Property markets are dynamic. Listing status, asking price, reductions, availability, local services and other data can change after generation, while some public datasets have a time lag. Reports should show their generation date and, where useful, relevant data dates or freshness limitations.
Matters material to a purchase or letting decision should be independently verified. SavvyMove may highlight questions, but the customer and their professional advisers remain responsible for transaction-specific due diligence.
Report limitations
- No physical inspection unless expressly stated.
- No legal investigation of title or contractual documents.
- No guarantee that listing particulars or third-party data are complete or current.
- No guarantee of future sale price, rent, demand, yield or investment return.
- No substitute for a survey, conveyancing, mortgage, tax or regulated financial advice.
- No inference that a data source, portal, public body or agent endorses SavvyMove unless expressly stated.
Quality and governance
SavvyMove maintains an internal AI & Data Governance Record and Data Processing / Supplier Register. Material changes to data sources, model architecture, retention or report methodology should be recorded and reviewed. Known recurring quality issues should be documented and mitigated through validation, source labelling or report wording.
