About SavvyMove
These Terms of Use govern access to SavvyMove's website, conversational assistant, voice features, property search, property guidance and related services (the "Service"). By using the Service, you agree to these Terms. If you purchase a paid report, our Paid Report Terms also apply to that purchase.
What SavvyMove does
SavvyMove is a property intelligence, guidance and search service. It is designed to help users clarify a property brief, discover and compare opportunities, understand available property and market information, explore locations and identify matters that may warrant further investigation.
SavvyMove supports decision-making; it does not make property decisions for you and does not replace the professional services normally required to buy, sell, rent, let, finance, value, survey or legally transfer property.
AI-generated guidance
SavvyMove uses artificial intelligence to interpret questions and generate responses. AI can be useful but may misunderstand a request, omit relevant context, make an incorrect inference or generate an inaccurate statement. Important information should be checked before it is relied upon.
SavvyMove may distinguish between source data, derived information and SavvyMove analysis. That distinction is intended to help users understand the evidential basis of an answer or report; it does not turn general guidance into regulated or professional advice.
Property searches and third-party data
Property listings and associated information may originate from licensed property-data providers, estate or letting agents, public datasets and other third parties. Availability, asking price, status and particulars can change quickly. You should confirm current information with the relevant agent, owner, developer or authoritative source before acting.
Important matters requiring independent verification can include tenure, title, boundaries, dimensions, floor area, planning and building regulations, rights and restrictions, service charges, ground rent, council tax, utilities, broadband/mobile coverage, flood and environmental risk, EPC information, fixtures and fittings, school catchments, transport information and property condition.
Valuations, market assessments and professional advice
SavvyMove may discuss comparable transactions, asking prices, price reductions, £/sq ft evidence, rents, yields, market trends or an indicated market range. Unless expressly stated otherwise, this is a SavvyMove market assessment or general property analysis, not a RICS valuation, mortgage valuation, building survey, legal report on title, tax advice, mortgage advice, regulated financial advice or other formal professional opinion.
Where a decision requires a professional opinion — for example lending, taxation, probate, matrimonial proceedings, litigation, structural condition or legal title — you should obtain advice from an appropriately qualified professional.
User responsibilities and accounts
You must use SavvyMove lawfully and reasonably. You must not seek unauthorised access, interfere with the Service, introduce malicious code, circumvent security or usage controls, systematically extract substantial content without permission, impersonate another person, submit material unlawfully or use SavvyMove to facilitate fraud or infringement.
If you create an account, you are responsible for taking reasonable care of your credentials and for telling us promptly if you suspect unauthorised access. You are responsible for information you choose to provide and should not disclose third-party confidential or personal information without an appropriate basis.
Paid services and reports
Some SavvyMove functionality may be free and some may be paid. Before a consumer commits to a paid service, the purchase journey should state the product, total price, delivery/performance arrangements and any material limitations. Paid report purchases are additionally governed by the Paid Report Terms displayed at or before checkout.
Intellectual property
The SavvyMove brand, software, original text, report structure and other original content belong to SavvyMove or its licensors. Third-party photographs, mapping, listing particulars, logos and datasets may remain the property of their respective owners or licensors. You may use SavvyMove for legitimate personal or business property research, but may not reproduce, resell, scrape, redistribute or commercially exploit protected content except where permitted by law or licence.
Availability, changes and third-party services
We aim to provide a reliable Service but do not promise uninterrupted or error-free availability. Maintenance, security work, supplier outages, data-source changes and software updates may affect functionality. We may add, remove or modify features as SavvyMove evolves, subject to consumer-law obligations where a paid service or existing contractual right is materially affected.
Links or integrations with third-party websites and services do not make those parties SavvyMove partners or agents unless expressly stated. Third-party terms and privacy notices may apply when you use those services.
Liability and consumer rights
Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded. If you are a consumer, your statutory rights are not affected.
SavvyMove is intended as an information, research and guidance tool. Subject to mandatory law, we are not responsible for loss caused by a user treating clearly identified general or AI-generated information as a substitute for professional advice or failing to verify third-party information where independent verification would reasonably be expected.
Governing law and contact
These Terms are governed by the laws of England and Wales. If you are a consumer, this does not deprive you of mandatory protections or any right you may have to bring proceedings in another part of the United Kingdom under applicable law.
