SavvyMove is a property intelligence platform. Buying, selling, letting or renting—ask about the decision behind your move.
A price is only the beginning. Savvy asks about the property and your circumstances before explaining the likely tax.

You: How much stamp duty would I pay on £600,000?
Savvy: Where is the property, and is this your first home, a replacement main home or an additional property?
You: In England. We’re replacing our main home.
Savvy: Will your current home be sold by completion, and are all buyers UK-resident for stamp duty purposes?
You: Yes to both. We won’t own any other property.
Savvy: For an ordinary residential purchase on that basis, the estimated stamp duty is £20,000. Here’s how it adds up.
The explanation: Estimated SDLT: £20,000. First £125,000 at 0%: £0. Next £125,000 at 2%: £2,500. Remaining £350,000 at 5%: £17,500. Assumes standard residential rates and no special reliefs or surcharges.

You: Can my buyer pull out after I’ve accepted their offer?
Savvy: Where is the property, and have contracts been exchanged?
You: In England. We’ve agreed a price, but haven’t exchanged.
Savvy: In an ordinary sale in England, an accepted offer is generally not binding until exchange. Either party can usually withdraw before then.
You: So an accepted offer isn’t the same as exchanging contracts?
Savvy: That’s right in this example. Ask your conveyancer to confirm your position and any separate agreement. Costs already incurred may still be payable.
The explanation: For this ordinary sale in England: accepted offer → exchange of contracts → completion. Exchange is the point at which the sale contract becomes binding. Your conveyancer should confirm your specific position.
